Foundation Drainage Principles

Effective foundation drainage follows three principles: intercept, collect, and remove. Intercept: prevent water from reaching the foundation by directing surface water away through grading and gutters. Collect: capture water that does reach the foundation using French drains or interior drains before it causes damage. Remove: pump or gravity-drain collected water to a safe discharge point (daylight, storm sewer, or dry well) at least 10 feet from the foundation. The most common foundation drainage failure is ignoring the first principle—homeowners install expensive interior drainage systems while surface grading issues continue to dump water against the foundation. A comprehensive drainage strategy addresses all three principles in order. The simplest and most cost-effective drainage improvements are often surface grading and gutter maintenance—do not skip these before considering underground drainage systems.

Grading and Gutter Optimization

Start with the basics: grading and gutters. The ground should slope away from the foundation at 5% for at least 5 feet in all directions. Use a 4-foot level to check—place it on the ground with one end at the foundation; there should be a ½-inch drop over 4 feet. Add soil to low spots, tapering away from the house. For flower beds against the foundation, raise the soil level and add a retaining edge. Gutters must be clean and flowing freely—clogged gutters dump water directly against the foundation. Downspouts need extensions: rigid PVC extensions work best. Ensure extensions carry water at least 5 feet from the foundation (10 feet is better for clay soils). Underground downspout extensions that daylight at the property line are invisible and effective but need proper slope and outlet guards to prevent clogs.

French Drain Installation

A French drain is a trench filled with gravel and a perforated pipe that collects and redirects groundwater. For foundation drainage, a French drain is typically installed around the perimeter at the footer level. The trench should be at least 12 inches wide and dug to the footer base or a minimum of 18 inches deep. Line the trench with filter fabric to prevent soil from clogging the stone. Lay 4-inch perforated PVC pipe with holes facing downward (6 o'clock position) to allow water to enter from below. The pipe must slope at least ¼ inch per 10 feet toward the discharge point. Cover the pipe with 12 inches of ¾-inch washed stone (no fines—dust clogs the system). Wrap the filter fabric over the stone and secure. Backfill with soil or decorative gravel. For homes with existing water problems, connect the French drain to a sump basin with a pump.

Sump Pump Systems

A sump pump is the final line of defense in foundation drainage. It collects water from the perimeter drain system and pumps it away from the house. The sump basin (pit) should be at least 18 inches in diameter and 24 inches deep, installed at the lowest point of the basement floor or crawlspace. The pump should be rated for your head height (vertical lift from pit to discharge point). A ½ HP pedestal or submersible pump handles most residential applications. The discharge pipe should exit the house, run downhill, and discharge at least 10 feet from the foundation at a point where water drains away. Install a check valve on the discharge line to prevent backflow. Test the pump quarterly by pouring water into the pit. Install a battery backup pump for power outages. A properly installed sump system removes thousands of gallons of water from around your foundation each year.

Dry Well and Rainwater Management

A dry well is an underground structure that collects and slowly releases rainwater into the surrounding soil, reducing the burden on your foundation drainage. It is appropriate for homes where downspout water cannot safely daylight. A standard dry well is a 3×3×3 foot pit filled with 1–2 inch clean stone, wrapped in filter fabric, and topped with soil. Downspout water flows into the pit and percolates into the ground. For larger roofs, multiple dry wells or a larger pit (4×4×4 for 1,000 sq ft of roof) is needed. Dry wells must be located at least 10 feet from the foundation to prevent saturating the soil against the wall. Do not install a dry well in clay soil (percolation rate too slow) or where the water table is within 3 feet of the surface. Check local codes—some areas restrict dry well use.

A sump pump removes water that enters the drainage system but does not prevent water entry. It is one component of a complete drainage strategy. You still need proper grading, gutters, and downspout extensions to minimize the water reaching the foundation.
